Bridgeland is a master-planned community located in Cypress, Texas. It is well-known for its tight-knit community, beautiful streets and high quality schools. The community is part of Harris County and contains 11,400 acres of land filled with homes, nature preserves, pools, parks, trails and more. 

Bridgeland has a population of about 65,000 people with around 20,000 homes already constructed. Most of Bridgeland’s residents are young families with children. This is because many of the amenities, such as splash pads, pools and playgrounds, are geared towards families. Master-Planned Communities in Texas

A master-planned community is a community that has been meticulously planned on undeveloped land. Bridgeland, for example, was developed by the Howard Hughes Corporation.

History of Bridgeland

The area that Bridgeland currently lies on, within the Katy Prairie, was originally home to many settling farmers. These farmers used the area for cattle grazing and rice farming. Eventually, the soil was infertile as it became overgrazed and overplanted. The farmers abandoned the area and it once again became a beautiful plain filled with plants and wildlife. 

In 2003, the Howard Hughes Corporation purchased about 10,100 acres of land to begin building Bridgeland in Cypress, Texas. The first homes started going up for sale in 2006. One year later, an additional 1,200 acres was purchased to continue expanding the community. 

When Bridgeland was first being planned, developers had the vision of centering the community around the environment and sustainability. Amenities and parks were designed to be cohesive with the natural surroundings and 3,000 acres were dedicated to be nature preserves. The community was also planned with the inclusion of waterways and sustainable irrigation.

Since the year Bridgeland was first conceptualized it has grown into a large community with a focus on people and planet.

Areas of Bridgeland

The community of Bridgeland is separated into five distinct areas with six main roads connecting them. The five areas are:

  1. Bridgeland Central: the town center which contains parks, shopping, restaurants and more.
  2. Lakeland Village: contains six neighborhoods with incredible natural features, parks and amenities such as Josey Lake Park.
  3. Parkland Village: the newest area of Bridgeland includes many neighborhoods with a variety of recreational activities such as the 25-acre Dragonfly Park complete with a lazy river.
  4. Creekland Village: planned to start development in upcoming years.
  5. Prairieland Village: planned to start development in upcoming years.


The six main streets that intersect and bisect these areas are:

  • Grand Parkway
  • North Bridgeland Lake Parkway

  • Peek Road
  • Mason Road

Grand Parkway is the biggest road and separates Lakeland Village, Parkland Village and Bridgeland Central from Creekland Village and Prairieland Village. Bridgeland also has many subsections within each area. Just within Lakeland Village, there are six neighborhoods: Water Haven, The Cove, The Shores, First Bend, Lakeland Heights and Hidden Creek. Each neighborhood has an entirely unique design and concept.

Bridgeland Community

In Bridgeland there are many opportunities to visit local businesses. Lakeland Village Center is currently home to many stores, restaurants and other businesses. Residents enjoy the convenience of having a shopping center right in their neighborhood. Stores and service centers include:

Bridgeland Population

With a population of about 65,000 people, Bridgeland has well-allocated space for families and individuals. Children under 17 years and those between 30 and 50 make up the largest percentage of Bridgeland residents. With quality schools and a wide variety of activities, people of all ages love living here.

The smallest percentage of residents include those between 18 and 24 years old and those over 65 years. However, the difference between percentages is small. People in these age groups are well-represented in Bridgeland.

Bridgeland Schools

The public schools within Bridgeland are in the Cypress-Fairbanks Independent School District. There are currently four schools located in, and directly nearby, Bridgeland. There are two elementary schools: Pope Elementary on North Bridgeland Lake Parkway and Wells Elementary on Mason Road. The community also has a middle school, Smith Middle School on Warner Smith Boulevard, and a high school, Bridgeland High School on Mason Road. Cypress Ranch High School on Fry Road is right outside of Bridgeland.

For secondary education, Lone Star College - Cypress Center is located near Bridgeland on Barker Cypress Road. There are also many other secondary education facilities available in the Houston area such as:

  • Baylor College of Medicine

There are also a few preschools and daycare centers located in and around Bridgeland:

Bridgeland Amenities and Recreation

Just in Bridgeland alone, there are all kinds of activity centers, pools, splash pads, parks, trails and recreation centers to choose from. Bridgeland even has parks just for your four-legged friends. 

Bridgeland has two main activity centers: Lakeland Activity Center and Dragonfly Park. Right next to Lake Bridgeland, Lakeland Activity Center has six acres of fun. 

Here are some of the amenities and activities you can find at Lakeland Activity Center:

  • Community center with kitchen, fitness center, classrooms and reception areas.
  • Full-time activities director who plans exciting things to do all year long.
  • Swimming area with a junior Olympic-size pool, diving well, gradual-depth play pool and pool volleyball nets.
  • Two 30-foot water slides and spray park with spraying toys, fountains and other fun water sculptures. 
  • Splash pad for younger children with small slides and fountains.

  • Paddle Boats to use in Lake Bridgeland.

At the 25-acre Dragonfly Park, in Parkland Village, you can find:

  • Festival Park: three-acre park with pavilion and lawn for movies as well as a fireplace with seating area.

  • Treehouse Park:  one of the most well-known parks in Bridgeland. It has a two-story treehouse that sits amongst 100 year old oaks, tree sculptures playground, wooden boardwalk across a ravine, wooded picnic areas and bird watching spots.  
  • Parkland Common: one-mile trail system for leisure and transportation purposes. It is complete with five circuit training spots, two small parks with a vertical climbing wall, butterfly garden, Viking swing and various playing sculptures.

Lakeland Village Center

Lakeland Village Center is a shopping complex right in the center of Bridgeland. It’s a great area to check out, with plenty of outdoor seating and wonderful businesses. In the Lakeland Village Center you can get your teeth cleaned, get a haircut and have dinner cooked all without leaving your own neighborhood.

Bridgeland Trails

Planned with the environment in mind, the community of Bridgeland has 250 acres of incredible trails to hike and bike on. You can find these trails in Bridgeland:

Cypress Creek Nature Trail: best for checking out the local flora and fauna, this 2.5 mile, eventually 6 mile, trail includes observation areas, benches and educational signs. There are three trails along the main trail including The Wood Trail, The Prairie Trail and The Lake Trail. It also includes trails for mountain biking. The trailhead is located at Oak Meadow Park.

Community Trails: all neighborhoods have trail systems for walking, biking and transportation. Many parents walk their children to school on these trails and residents also use them to access activity centers, parks, retail and more. 

House Hahl Trail: this two trail offers an excellent spot for running, biking and walking. It features fitness stations and beautiful, tall trees for enjoyment.

Bridgeland also has a variety of shorter walking trails located at almost every park in the community.


Bridgeland Water Sports

If you are a lover of water sports, Bridgeland is the place for you. With so many lakeside parks, there are many opportunities to experience the water. There are three large lakes at Bridgeland: Josey Lake, Bridgeland Lake and Cypress Lake. Each has opportunities for all kinds of water exploration.

At Oak Meadow Park, residents can participate in catch and release fishing. The lake contains spotted bass, catfish and many other kinds of fish. At Josey Lake Park, Lakeland Activity Center and Dragonfly Park residents can canoe, kayak and paddle boat along the waterways. Residents can also use the pools for swimming, volleyball, water polo and other fun water sports. 


Bridgeland Dining

Located in the community of Bridgeland at Lakeland Village Center, head to Local Table or Chilosos Taco House for delicious food and a casual atmosphere. Once dinner is finished, make your way to Local Bar or Bridgeland Fine Wines for a drink. Lastly, top the night off with Le Macaron for incredible French desserts or Marble Slab Creamery for ice cream.

There are four bills that are included in the annual property tax: county taxes, Independent School District (ISD) tax, Water Control and Improvement District (WCID) tax and Municipal Utility District (MUD) tax. 

HOA fees in Bridgeland are dependent on the size of the home, amenities, annual taxes and other factors. HOA fees are typically between $250 and $2,900 a year. In Bridgeland specifically, there are purchase transfers, foundation and enhancement fees anytime a home is bought or sold. The transfer fee is $125 and the enhancement fee is typically 0.5% of the cost of the home. Always be sure to thoroughly read through your HOA contract.
